Figures checked against each source on 29 October 2026. How we check
Most new homes finished in Dublin are apartments, so much of the county's new screed goes down floor after floor in apartment blocks. Dublin also has the largest number of terraced and semi-detached houses in Leinster, where screeding means extensions, kitchen floors and levelling.
We pass requests from across Dublin to one screeding contractor who covers your county. They ring you, ask about the floor and price it. Nothing is booked until you say yes.
Screed planner
Plan a floor in Dublin
Put in your floor and the day it's laid. You get the volume, the weight, when it should be dry enough for floor finishes, and when the heating can go on, from the makers' own figures.
Drying times are for good conditions, closed up and ventilated. The floor is tested before finishes go down, not guessed. None of the Irish screeding contractors' sites we checked publish a price per m², so the price comes from your floor.

What's being built
Dublin's four councils finished 9,437 new homes in the first nine months of 2026: 6,148 apartments, 3,112 scheme houses and 177 one-off houses. Between apartments a screed can float on acoustic insulation as well as thermal insulation; the Mineral Products Association's definition of a floating screed covers both. The screed has to stay separated from the walls and pipes, which is what the edge strip is for.

Older homes
Census 2022 counted 173,137 terraced houses and 154,941 semi-detached houses in Dublin, and 42,120 homes built before 1919. Renovating those usually means a new kitchen or extension floor tied into an old one, levelling an uneven floor, or digging out to fit insulation. SEAI's standards ask for a floor U-value of 0.15 W/m²K where a refurbishment adds underfloor heating, so the floor often has to go down before it comes back up.

Radon under the floor
Dublin had the fourth-lowest share of radon results at or above the reference level of the 12 Leinster counties in the EPA's figures: 256 of 4,627 homes measured. Parts of the county are still High Radon Areas, so check the EPA map for the site.

Questions people ask
Do you cover all of Dublin?
Yes: Dublin city and the Fingal, South Dublin and Dún Laoghaire–Rathdown council areas, from Balbriggan and Skerries to Swords, Malahide, Lucan, Tallaght and Dún Laoghaire.
How much does floor screeding cost in Dublin?
None of the Irish screeding contractors' websites we checked on 29 October 2026 publishes a price per m². The price comes from your floor: the area, the depth, the type of screed, access for the pump and what's under it. See the cost guide for Irish merchant prices and what a quote should list.
Which screed suits a new house in Dublin?
Over underfloor heating, a liquid screed needs 25 mm over the pipes (Roadstone, Gyvlon, Cemfloor); a floating sand and cement screed in a house is normally 65 mm (MPA). The contractor advises once they know the floor zone and your dates.
